The July 2025 Ottawa Real Estate Update – Proudly Canadian Edition

Last Month’s statistics are now out from the Ottawa Real Estate Board. It’s been a busy month, and personally I have seen a lot of buyer activity over the past few weeks which is great heading into the summer.

Also, just an update – my brokerage has re-branded from Keller Williams to Royal LePage Integrity Realty. The team remains the same – we have the same great people, the same great service and support –  but now we are part of a truly Canadian team and one of Canada’s largest and most well respected real estate brands. 

And honestly, I’m really excited about our new partnership with Royal LePage, I think it’s great to be part of a truly Canadian story and to work with a company that is actually interested in doing things the Canadian way and is not just a branch office of a big US corporation.

Anyway, back to the real estate market – her is what the OREB statistics show for June:

First, prices are mixed, with apartment Condos falling while townhouses rise and  Single Family is pretty flat.

  • The Benchmark price for single-family homes was $707,600, up 1.6% year over year in June.
  • The Benchmark price for a townhouse was up 9.0%  from last year to $467,900.
  • The benchmark apartment price was $411,500, down 0.6% from last year.

On the other hand, inventory remains elevated:

  • Active listings totalled 4,350 in June, up 11.6% from 2024.
  • Months of inventory was 2.7 in June, unchanged from last year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales.

As we go into the summer, it looks like we have a moderate buyers market for apartment condos, while single family residential remains in more of a sellers market.

Now that we are moving into the slow summer season, the families all have their homes for September, and the other buyers are taking the summer off. This slow season is a great time for buyers to get a good deal on a house that missed out on the spring rush.
