The November 2025 Ottawa Real Estate Market Update
The latest statistics are now out from the Ottawa Real Estate Board for the month of October. It shows the Ottawa market is holding up well this fall, with more houses sold and fewer listings on the market than in September, but inventory remains higher than in 2024.
There were two big changes to hit the market since our last update, with the Bank of Canada reducing interest rates by .25% on October 29th, and the federal government releasing their budget last week. The improvement in interest rates should help increase affordability in the housing market, while the budget cuts are being closely monitored to see how they affect the Ottawa Real Estate Market.
All in all, prices in October were nearly the same as this time last year;
- The benchmark price for single-family was $692,400, up 0.3% compared to 2024
- The benchmark price for a townhouse was $456,300 up 6.6% compared to 2024
- The benchmark price for a condo apartment was $402,900 up 0.1% compared to 2024
As for listings, there were 2,405 new residential listings added to the market in October, down 15.1% from September but still 13.4% higher than in 2024.
Active listings totalled 4,232, a 3.6% decrease from September but 21.3% higher year over year.
The months of inventory, a key measure of supply, eased from 4.0 in September to 3.6, reflecting a slightly tighter balance between supply and demand within what remains a generally balanced market.
As we go transition into the winter market, I expect well priced and marketed properties to sell quickly, while marginal properties have a difficult time moving. If you are looking to buy this could be a great opportunity to get your hands on a fixer upper or a great home at a reasonable price, and if you are looking to sell, my recommendation is to position it strongly so you can get a quick sale and not let it sit on the market.
